Selling your home, without the runaround
I'm going to tell you what your home is really worth and what you should, and shouldn't, spend money fixing. Then I'm going to get it sold.
How it goes
- We walk the house. I tell you what buyers will notice and what I'd do before listing.
- We price it. From comparable sales, not wishful thinking. Overpricing costs you more than it saves.
- We get it ready. Repairs that matter, staging advice, professional photos.
- We list it. MLS, Zillow, Realtor.com, KW's network, my own marketing.
- Offers. I walk you through every one, including the ones I'd turn down.
- Under contract to closing. Inspection, appraisal, repairs, paperwork. I keep it moving.
Questions I get asked
How much is my home worth?
Tell me about it and I'll reply personally with a real opinion, not an algorithm. Use the home-value form on this site or call me.
What do I need to do to my house before I list it?
Usually less than you think. Clean, declutter, fix the obvious stuff, and fresh paint where it's tired. I'll walk it with you and give you a short list. Big renovations rarely pay back at sale.
How much is your compensation?
Commission is negotiable and we agree on it in writing before your home goes on the market. Call me and I'll explain exactly how it works and what you get for it.
Should I do repairs before listing?
Fix what a buyer's inspector will flag: roof leaks, HVAC problems, water damage, safety items. Skip cosmetic upgrades unless they're cheap. I'll tell you which is which.
How do I buy another home and sell my home at the same time?
It's done every day. Options: sell first and rent back, buy with a sale contingency, or bridge the gap with financing. Which one fits depends on your finances and the market that month. We'll pick together.
How long will it take to sell?
Priced right, most homes in our area go under contract in the first few weeks, then 30 to 45 days to close.
