I sell across the Savannah area: Chatham, Bryan and Effingham counties, and the coast. Here's what I tell buyers about each town.
Richmond Hill
Richmond Hill is home for me. I'm from here, so I've had a front-row seat to how much this community has grown while still holding onto its small-town feel. There's a real sense of community here, and it's one of the reasons so many people choose to call Richmond Hill home. We also have a good bit of new construction.
The location is hard to beat, too. You're roughly 25 minutes from Pooler and the Savannah/Hilton Head International Airport, about 35 to 40 minutes from downtown Savannah, and a short drive to Fort Stewart. For families, the Bryan County schools are a major draw. Add in the coastal lifestyle, beautiful neighborhoods, waterways, and easy access to Savannah, and you're also close to Jekyll Island, Saint Simons, and Jacksonville.
Pooler
I lived in Pooler for 14 years, so I know this area well. If you want to be in the middle of everything, this is it. Shopping, restaurants, entertainment, you name it, and it's still growing. You're right at I-16 and I-95, minutes from the airport, and about 15 minutes from downtown Savannah.
Pooler also has plenty of newer construction and new-build communities, so it's a great option if you want convenience and a newer home. It's close to Fort Stewart and Hunter, and you can get to Tybee and Hilton Head within an hour.
Savannah
Historic District, Ardsley Park, Midtown, the Southside, Georgetown. Savannah has a little bit of everything, and every area has its own personality. Price, character, and even the feel of a neighborhood can change block by block.
If you love charm, character, and being close to everything, Savannah is hard to beat. You can be minutes from some of the best local restaurants, shopping, downtown, and the major hospitals and medical facilities. When you need a beach day, Tybee Island is only about 25 minutes away. From historic homes and charming bungalows to established neighborhoods with larger yards, Savannah gives you plenty of options depending on the lifestyle you're looking for.
Rincon
Rincon is in Effingham County, just north of Pooler on Highway 21. It gives you a little more room to spread out while keeping you close to Pooler and Savannah. You'll find larger lots, more affordable homes, and the quieter, more country feel a lot of buyers are looking for.
Rincon is growing, too, with more neighborhoods, shopping, restaurants, and businesses coming to the area. It's a great option if you want a little more space and a slower pace without feeling far removed from everything. Effingham County schools are also a big draw for families.
Tybee Island
I spent a lot of time on Tybee as a kid, and still do. Beach life, laid-back living, and plenty of personality. Tybee Island is about 20 to 25 minutes east of downtown Savannah and feels like its own little world. Think colorful cottages, golf carts, local restaurants, beach cruisers, and of course the ocean.
You'll find everything from full-time residents to second homes and vacation properties. Whether you want to wake up and hear the ocean, have a weekend getaway close to Savannah, or simply live at a slower pace, Tybee offers a lifestyle you can't find anywhere else in coastal Georgia.
Wilmington Island
Perfectly positioned between Savannah and Tybee Island, Wilmington Island gives you the coastal lifestyle without being far from anything. You'll find established neighborhoods, waterfront and marsh-front homes, boat access, beautiful oak trees, and great schools, all while being close to downtown Savannah and the beach.
Wilmington Island is especially close to my heart. Most of my family lives here, so it has always felt like a second home to me. It has its own restaurants, shops, schools, and everyday conveniences, and there's a reason people who live on Wilmington tend to stay on Wilmington. You get that laid-back island feel, a strong sense of community, and easy access to both downtown and Tybee.
